Landlords must ensure a working smoke alarm is on every habitable floor and a CO alarm is in any room with a fixed combustion appialnce. Most importantly, these must be proven to be working on the day a new tenanacy begins.
How often should smoke alarms be tested?
Legal Requirement: Landlords must test all alarms on the first day of every new tenancy. To minimise liability, this should be done by a qualified professional who can provide an official compliance certificate - the "Competent Person" evidence required by councils and insurers.
Monthly: Tenants should perform a simple "button test' each month.
Annually: A professional Aerosol Sensor Test is recommended to ensure the alarm actually detects smoke, not just the battery power.
How do i prove the alarms were tested at the start of a tenancy and annually?
We provide a professional digital certificate for every inspection. This includes time-stamped data photo evidence, giving you clear, reliable proof of compliance for council audits or insurance purposes.
What is the penalty for not having a certificate?
If a local authority finds you are non-compliant, they can issue a remedial notice. Failure to comply can result in a civil penalty of up to £5,000. Having our Compliance Certificate (PDF) on file is your proof that you have fulfilled your legal duty.
